Argyle Works Affordable Housing

Bath, UK

Argyle Works is a  landmark affordable housing scheme for Bath & North East Somerset Council — the first newly built affordable homes commissioned by the local authority since 1995.  This eight-home development represents a significant achievement both for Mitchell Eley Gould Architects and for the region. Located on a challenging brownfield site in central Bath previously overlooked by other developers due to its complex constraints, the scheme demonstrates how creative design, collaborative working, and sustainable construction can unlock underused land to provide lasting community value.

All eight affordable housing units achieved an EPC rating of A, ensuring low running costs for residents and significantly reduced carbon emissions. This was accomplished through a combination of fabric-first design, high levels of airtightness and insulation, and the integration of sustainable technologies, including air source heat pumps and mechanical ventilation with heat recovery (MVHR). Each unit also features solar PV panels to generate on-site renewable electricity.  The design prioritised long-term affordability, resilience, and environmental performance without compromising on architectural quality. Homes are oriented to maximise natural light, and careful attention was paid to materials, scale, and detailing to ensure the new development complements the local Bath context.

The affordable housing was delivered on time and on budget for the local authority, reflecting strong project management and cost control.

The previously underused site has been transformed into a vibrant, energy-efficient neighbourhood that contributes positively to the surrounding area.  The development serves as a model for sustainable regeneration, showing how difficult sites can be reimagined to provide homes for those in need while supporting Bath’s net-zero and biodiversity goals.

‘It was great to see how we are making the most of smaller sites such as these, both of which had been ignored historically because they posed challenges.’

Kevin Guy, councillor

“Visiting [Argyle works]  provided a good opportunity to understand how we are overcoming the constraints on each plot in order to develop much-needed properties. [Argyle Works] will be energy efficient and therefore more affordable to run for residents.

Sally Higham, Aequus chair
